Shopping Centre management
Johan Olwage is a born and bred South African who spent his entire professional life in retailing and shopping centre management.
He has now taken all his learning experiences (good, bad or indifferent) and put it together in an easy-to-read guide which proves to be a valuable source of learning for those who are just starting their journey in managing the modern shopping centres of our time.
You have landed on this page because you are looking for good education in Shopping Centre management. You may either be new to the position of Centre Manager, or you may want to know more about the requirements of such a position.
Allow me to help you.
My definition of a Shopping Centre manager is:
A Jack of all Trades but a MASTER at finding the right person (or specialist) for the job at hand.
The guide that you can purchase from this site is written on the back of this definition. In reality, it is an impossible task for a Centre (or Mall) Manager to be a specialist in every function or discipline it takes to run a Shopping Mall.
Yet, if you have access to the entire spectrum of specialists there is, then your job is as good as covered.
You, yourself may have come from some background that led you to the job of a Centre Manager. That may be financial, leasing, facilities management or any of a wide range of backgrounds that make you suitable for this position. But any background will not make you the “all-rounder” you need for the job at hand.
Whether you are brand new at this or somewhat experienced in managing malls, you will find that I am making this as simple as possible in this guide going forward, but leave it filled with “gems of knowledge” that I have gained over many years.
What are these “specialist” aspects then?
Leasing
Operations (Facility Management)
Marketing
Financial and Administration (Performance Management)
Legal compliances
Management structure
This (easy to read) guide will touch upon the detail of all the above in a way that gives you a fair understanding of how it works as stand-alone functions and how you can use it as a collective to manage an efficient Shopping Centre.

Effective shopping centre management serves as the backbone of a successful retail environment. In an era where consumer preferences shift rapidly and competition intensifies, managing a Shopping Centre effectively is paramount for sustaining profitability and ensuring long-term viability.
An efficient management approach not only enhances the shopping experience but also optimizes operations, ultimately leading to increased foot traffic and higher sales for tenants. By focusing on key areas such as tenant relationships, facility maintenance, legal compliances and marketing strategies, management can create a thriving retail ecosystem that benefits all stakeholders involved.
Moreover, effective management fosters a sense of community within the Shopping Centre. This sense of belonging encourages repeat visits and builds brand loyalty among consumers. Additionally, a well-managed shopping centre can enhance the overall image of the area, making it a preferred destination for shoppers and tourists alike. Thus, investing in management practices not only yields immediate financial benefits but also contributes to the Shopping Centre’s reputation and appeal over time. Not to mention your own reputation!
Successful shopping centre management requires a diverse skill set (as I will explain hereunder) and a range of personal qualities.
First and foremost, this guide provides you with targeted information to build relationships with your personnel, tenants, suppliers, and customers. Improving your knowledge and understanding of the workings of a Mall through the information contained in this guide, will put you in a position where you have an approach to managing a wide range of skills available to you that cover all aspects of a well-run Centre.
Shopping Malls have high level and exceptionally skilled personnel involved in the building and managing of such a specialised facility from its inception until it’s successful operation in the broader community it serves.
We have Developers (their Financiers) and their Architects, Principal agents, Main and Sub-contractors involved in the design and building of the structures that eventually turn into beautiful Malls.
The Owners of such centres are one of many structures such as Family-owned businesses to large Corporates. Real Estate Investment Trusts, Family trusts or versatile Private Companies. All of whom are skilled and competent businessmen and -women!
Once the Centre changes hands from Developers to Owners (Landlords) it is handed to the competent management by Asset Managers, Property Portfolio managers, Commercial Property Managing companies or Agencies. They, in turn, populate the Mall with personnel such as Centre Managers, Facilities Managers, Leasing Executives. Accountants are commissioned to keep a record of the performance and Marketing managers or Agencies are hired to give the Mall and edge in the highly competitive world of retailing! To finish it all off the Service providers to the Centre such as Mall Security, Cleaning companies, Waste Removal services, Pest Control, Occupational Health and Safety officials (and the lists goes on and on) are appointed.
All of this mass array of people make a Centre work! All of them bring a separate set of skills and competencies to the operation.
This Guide treats you to a systematic understanding of each facet and how you interact with all the skills and competencies on offer. This orderly approach not only builds your confidence in managing such a complex organisation but also builds your confidence in doing so as it covers the entire spectrum in a meaningful way for you.
Firstly, why this book?
It is by far the best priced option available to aspiring Shopping Centre Managers, worldwide! There are other sources, which I will touch upon hereunder, but they are much more expensive, are difficult to access and requires hard study of volumes of pages that may become just too intimidating. Especially if you need to hit the ground running in your new career!
Yet, if you are seeking further knowledge and resources on shopping centre management, several books and online courses can provide valuable insights.
The International Council of Shopping Centers (www.icsc.com) , Middle Eastern Council of Shopping Centres (www.mecsr.org), Revocommunity for UK and British Isles (www.revocommunity.org), Council of Australian Shopping centres (www.scca.org.au), South African Council of Shopping Centres, including most of Africa (www.sacsc.co.za), amongst others, all have comprehensive courses available to you, but it comes at some cost and mostly are pressurised time limited courses.
There is John Highman in Australia (www.johnhighman.com) who offers video driven courses on a very wide variety of topics. The Institute of Real Estate management www.irem.org, offers a comprehensive 680 page book at a price 3 times higher than this Practical Guide of mine. I am also aware of a video driven Shopping Centre management course at Udemy (www.udemy.com) which is quite well priced, but it appears as if the author is not contactable in this matter.
The choice is yours, but at $ 19.50 you have available to you a product you can start with today (and finish within 2 weeks) that will for years to come be an easy reference whenever you need it!
